Primark Coming to Herald Square with First Manhattan Store – Connect CRE

Vornado Realty Trust and Primark announced that the international clothing retailer signed a 78,760- square-foot lease for its first Manhattan store at 150 W. 34th St. in Herald Square, within Vornado’s PENN District portfolio. The new store, which backfills a former Old Navy location, is expected to open sometime in 2026.

“When the opportunity arose to bring Primark to Herald Square in Manhattan, a store with exceptionally high foot traffic, national influence and perfectly located to attract customers who already know us from other Primark stores in the boroughs and surrounding areas, we knew it was the perfect fit,” said Primark U.S. president Kevin Tulip.

Added Ed Hogan, EVP retail leasing at Vornado, “THE PENN DISTRICT is transforming into a dynamic new District offering the best in class of retail, restaurants and lifestyle offerings.”

The PENN District store will be Primark’s 11th New York State location, including one slated to open at Queens Center later this year.
